Barclays has become the biggest UK lender so far to cut mortgage rates as the continued uncertainty caused by US tariff policy raises expectations of interest rate cuts this year.

A growing number of UK lenders are cutting mortgage rates as the fallout from US tariffs continues to fuel forecasts of deeper than expected interest rate cuts.

Much depends on what the Bank of England decides to do this year with interest rates, as lenders tend to price their mortgage products according the main rate.

After more than a year of building delays, the couple approached lenders and were shocked to find mortgage applications refused.

Director Mr Smith said the "situation highlights a broader issue within the unregulated property development finance sector" and claimed lenders can exert pressure on put development companies "to extract additional fees and penalties from borrowers".
